HM Land Registry portal: login and guides

Guides and log in for Business e-services customers to use the HM Land Registry portal.

Log in to the HM Land Registry portal
Available 6.30am to 11pm every day.

Please note that from 1 April 2026, DRS should be used to submit almost all transactions. The final transaction types will be added by this summer. Find out details of the remaining transactions and how to submit them using the Portal.

Property professionals can use the portal to:

  • apply to change the register
  • submit applications and registrations
  • access information from the Land Register
  • apply for searches
  • get alerts when your application results are available to download
  • reply to notifications online even if you sent us your application through the post

The portal is part of our Business e-services.

Getting started

Find out where to submit an application in the portal

All of the other services in the portal can be found using the ‘Services’ menu in the top right-hand corner of the page.

Please note, the Digital Registration Service will be the default application submission service within the portal.

Land Charges Services

electronic Document Registration Service

From 1 April 2026 the Digital Registration Service (DRS) should be used to submit all transactions you would normally submit via the HM Land Registry Portal. 

You should use the electronic Document Registration Service (e-DRS) for the following transactions until they are added to DRS ahead of May 31 2026: 

  • Correction or alteration of register (mistakes, updates of superfluous entries)  

  • New Lease – taking effect more than 3 months from the date of the grant 

  • New lease – including profit a prendre in gross (PAPIG) 

  • Registering the Official Receiver in bankruptcy as a proprietor 

  • Registering the trustee in bankruptcy as a proprietor 

From 1 June 2026 DRS will be the only service for submitting applications via the portal.
