Details of electronic business services available from Land Registry and how to access them.

Overview

Business customers use Land Registry e-services as part of the conveyancing process, eg to request information from the Land Register, lodge applications or discharge mortgages online. Business e-services can be accessed manually through the portal or automatically through integrating our Business Gateway solution with a case management system.

Having a portal account with Land Registry is the starting point for accessing our online business services, and for gaining automated access to the register via Business Gateway.

Portal

The Land Registry portal is a secure website where professionals can access our business e-services. To use it you need an internet connection and a standard internet browser. Benefits of using the portal include:

  • a reduced fee for some types of application
  • role-based access and user activity reports to enable you to monitor and control your users’ access permissions

Portal services are available 6.30am to 11pm every day, including bank holidays.

MapSearch

MapSearch is a free-to-use digital service. It enables business e-services customers to quickly find out whether land and property in England or Wales is registered and to obtain title numbers and details of freehold or leasehold tenure.

Business Gateway

Business Gateway is an automated service for case management systems to access Land Registry property records. To use it you must either have a case management system that offers integration or have an IT development capability to integrate your system.

Certificate Authority

A certificate authority is a trusted body that creates, issues and manages certificates to confirm the identity of the certificate holder. Certificates are used to prove your identity electronically when carrying out an electronic transaction, like Land Registry’s business e-services.

These guides outline the processes and procedures that are in place for Land Registry to operate securely as a certificate authority as well as the services provided to ensure a secure platform for customers to access, authenticate and enable electronic signatures. They also ensure the confidentiality and integrity of digital data as well as guaranteeing the identities of people or bodies communicating through these services.
