Finding information held by HM Land Registry
How to submit a formal request to HM Land Registry for information about land and property.

You can apply for information held by HM Land Registry about land and property by submitting a formal request.

How much does it cost?
You can check the current fees for the information you need at HM Land Registry: Information Services fees - GOV.UK.
Who owns the property?
Use our online Search for land and property information service on GOV.UK to find details of who owns registered property.
You can search by postcode (default option) or scroll down the page to search by street and town, map or title number.
If the property is registered, you can view and download a free property summary, which gives the address, description, type of tenure (freehold or leasehold), and whether there are restrictive covenants or easements on the register of title.

For unusual addresses or land parcels, use the ‘search by map’ function under ‘Other ways to search’.
Remember: the online service only provides information about registered property. If land or property is unregistered, we will not know who the owners are, and your search will not give a result.
Portal and Business Gateway customers also have a Register View option where they can obtain a copy of the title register and plan.
Properties owned by UK and overseas companies
You can also find out what properties are owned by UK and overseas companies by downloading the datasets with the same name. They are free of charge.

Official copies of the title register or title plan
You may need an official copy for legal purposes (such as proving ownership in court).

Apply for an official copy using form OC1.

Portal users can apply online. (If you are a portal user you can apply using that service. If you think you might need regular access, you can find out how to log in, and what you can use it for, at HM Land Registry portal: login and guides - GOV.UK.)
For general checks, standard results from Search for land and property information are usually sufficient.
Looking for specific property documents?
Apply using form OC2 for copies of deeds or documents, such as

transfer (sale/purchase deed)

charge (mortgage deed)
-
lease
Use this form when “copy filed” appears in the property register to apply for other deeds and forms relating to an application past or present.
Previous property owners
Request historical copies of the register or title plan using form HC1.
Contact our Customer Support Centre if you’re unsure which register or title plan to request, or what information we have on record.
Contact us first for very old information – we can advise on whether and how you can access this.
Note: as some of our documents will be in our paper archive, it may take some time to access the information.
Pending applications
For applications that we have received but not yet registered, you can complete a form OS3 to check what is still pending, then a form OC2 if you want copies of the documents that have been lodged, for example, the transfer deed or mortgage deed.
Boundary questions
We rarely hold specific boundary ownership information.
To check for any boundary details that we have registered:
- get copies of the title register, title plan and filed deeds – if any

Privacy and special searches
In general, you cannot search for all properties owned by an individual.

For properties owned by corporate bodies or registered companies:

search the Index of Proprietors’ Names (IOPN) using form PN1

you can search by company name but cannot for a private individual, because IOPN searches against living private individuals relate to personal data, which is exempt from disclosure under the Freedom of Information Act
