Renters’ Rights Act
As of 1 May 2026, if you are a private landlord of a property in England, you can only make an accelerated claim if you served a section 21 notice on your tenant before 1 May 2026.
You will need to ask the court to issue the claim by whichever of these dates comes first:
- the section 21 notice expiry date
- 31 July 2026

You can only continue to make an N5B application under the same rules as before 1 May 2026, if you are a:
- local authority provider of social housing of an assured tenancy in England
- private registered provider of social housing of an assured tenancy in England
- private or social landlord of a property in Wales – however, you must use the N5B Wales form
