2. Economic statement

Scotland house prices increased by 12.0% in the year to June 2021, up from an increase of 11.1% in year to May 2021. Scotland house prices were growing slower than the UK annual rate of 13.2% in the year to June 2021. On a non-seasonally adjusted basis average house prices in Scotland increased by 2.4% between May and June 2021, compared with an increase of 1.6% during the same period a year earlier (May and June 2020). On a seasonally adjusted basis, average house prices in Scotland have increased by 1.2% between May and June 2021.

Comparing the provisional volume estimate for April 2020 with the provisional estimate for April 2021, volume transactions increased by 199.4% in Scotland. UK volume transactions increased by 124.7% over the same period.

In Scotland, detached houses showed the biggest increase out of all property types, rising by 14.2% in the year to June 2021 to £307,000. The lowest annual change of all property types was in flats and maisonettes, up by 9.0% in the year to June 2021 to £121,000.

House prices increased over the year in 31 out of 32 local authority areas. The largest growth was in East Renfrewshire (not including Orkney Islands and Shetland Island) where prices increased by 22.1% in the year to June 2021 to £255,000. The lowest annual growth for the year ending June 2021, was recorded in Angus where average prices increased over the year by 1.8% to £151,000.

As with other indicators in the housing market, which typically fluctuate from month to month, it is important not to put too much weight on one month’s set of house price data.

In Scotland, average prices increased by 12.0% in the year to June 2021, compared to an increase of 11.1% in year to May 2021.

Annual price change by local authority for Scotland

Low numbers of sales transactions in some local authorities, such as Orkney Islands, Na h-Eileanan Siar and Shetland Islands, can lead to volatility in the series.

While we make efforts to account for this volatility, the change in price in these local levels can be influenced by the type and number of properties sold in any given period.

Geographies with low number of sales transactions should be analysed in the context of their longer-term trends rather than focusing on monthly movements.

In June 2021, the most expensive area to purchase a property was City of Edinburgh, where the average cost was £303,000. In contrast, the cheapest area to purchase a property was East Ayrshire, where the average cost was £104,000.

Comparing the provisional volume estimate for April 2020 with the provisional estimate for April 2021, volume transactions increased by 199.4% in Scotland.

UK Property Transaction Statistics published by HM Revenue & Customs (which differ in coverage but are more complete for this period) report that on a non-seasonally adjusted basis, volume transactions increased by 160.9% in Scotland in the year to April 2021.

5. Property status
