Tenancy agreements: written information for your tenant
This guide explains what written information landlords will need to give to their tenants in the future.
The Renters’ Rights Act will change laws about renting and this guidance has been published to help private rented sector landlords and agents prepare. The new rules will apply on and from 1 May 2026.
From 1 May 2026, you will need to give tenants certain written information about key terms of the tenancy.
There is certain information that you must provide. If you do not, your tenant could complain to the local council, and you could receive a fine of up to £7,000.
You will need to give this information when you create a new tenancy, on or after 1 May 2026. You will need to do this before you sign a tenancy agreement or otherwise agree the tenancy.
You may include this information in a written tenancy agreement, but you can give it separately.
The list of information that you will need to include is in the attached draft Statutory Instrument. A Statutory Instrument is created by the government and they are the most common form of secondary legislation.

We will publish the final version in March 2026.
If you already rent out a property to tenants
You will not need to provide this information to an existing tenant if:

the tenancy agreement was signed before 1 May 2026

you have a written record of the agreement between you and your tenant – for example, you have a written tenancy agreement
Instead, you will need to give your tenants the government produced information sheet. This will explain to your tenants how their tenancy might be affected by the changes to the law.
The information sheet will be published online in March 2026. You will have until 31 May to give it to your tenants. You must give it to all tenants named on a tenancy agreement. You can give it electronically or in hard copy.
If the tenancy is based entirely on a verbal agreement and you made this agreement before 1 May 2026, then you cannot give the information sheet. You must provide the written information about key terms of the tenancy instead. You must give this to your tenants by 31 May 2026.
