Regulatory notices

Our new regulatory framework will be introduced from 1 April 2024. Where large landlords receive a regulatory judgement under the new framework, these will now include a include a consumer grade following either their first programmed inspection or where information received through responsive engagement enables us to publish a consumer grade. We do not issue grades to small landlords, but where we consider there to be serious weaknesses or failings in the delivery of the outcomes of our standards, we may publish or update a regulatory judgement to reflect this.

We  will no longer publish regulatory notices from 1 April, however there are a small number of landlords that have regulatory notices in place because they have failed to deliver the outcomes in our current consumer standards. These notices will continue to apply until we withdraw them.

From 1 April 2024, where a regulatory notice relates to a consumer standard, we will assess how well the landlord is delivering against the relevant outcomes in our new consumer standards (to the extent that they cover the same matters referred to in the regulatory notice) when deciding whether to withdraw it. We will withdraw any existing regulatory notices in relation to our other standards once the issues in the notice have been resolved, in line with our existing approach.
