Corporate Approved Inspectors Limited: operational notice for project owners

On 28 May 2026, Corporate Approved Inspectors Limited entered into creditors’ voluntary liquidation (insolvent liquidation).
Ian Williamson and Francesca Vivace of Campbell, Crossley and Davis, Seneca House, Amy Johnson Way, Blackpool FY4 2FF have been appointed as joint liquidators of the company.
In line with their duty under section 52(1)(a) of the Building Act 1984, we understand that Corporate Approved Inspectors Limited have issued cancellation notices to customers for any remaining live projects.
There are around 250 affected non-higher-risk building projects. These will have reverted to the relevant local authority, unless the project owner chose to find an alternative registered building control approver (RBCA) within 7 days of receiving a cancellation notice.
Two higher-risk building (HRB) projects have reverted to the Building Safety Regulator (BSR).
If you received a cancellation notice
Non-higher-risk building projects
Work can continue on your project, but you must have made arrangements for the work to be inspected.
You had 7 days after receiving the cancellation notice to appoint another RBCA, unless:

your project was already cancelled

the initial notice had ceased to be in force before you received the cancellation notice
Your new RBCA would have needed to submit an initial notice within 7 days. If a new initial notice was not submitted within 7 days of receiving the cancellation notice, then the project will have automatically reverted to the relevant local authority.

Higher-risk building projects
Two HRB projects have reverted to BSR. Find out about reversion of projects to the Building Safety Regulator.
Where applicable, any part final certificates that have been issued remain valid. After a cancellation notice is issued, you must:

stop all work described in the initial notice until you get a notice of valid application from BSR

apply to BSR for building control approval to restart the work
Find out what your application must contain where HRB building work is ‘sufficiently progressed’. Check guidance for when the approved inspector for sufficiently progressed building work is no longer an RBCA.
You can apply using the Manage a building control application for a higher-risk building service. You should mark your application title with “formerly Corporate Approved Inspectors Limited”.
You will be able to restart building work when BSR confirms your application is valid.
