Details

The model Shared Ownership leases were updated on 12 October 2023 to reflect a change in the basis of the annual rent review, from the Retail Price Index (RPI) to the Consumer Price Index (CPI). Read Shared Ownership rent reform. 

All new Shared Ownership leases granted after 12 October 2023 should use the CPI-based model leases. However, an exemption applies to homes where funding was agreed before this date. In these cases, RPI-based model leases may continue to be used, provided specific exemption criteria are met. For further details on model leases, refer to the Capital Funding Guide - Shared Ownership chapter, sections 5 and 11. 

Historic model leases are available online for homes funded through: 

• the Affordable Homes Programme (AHP) 2021 to 2026 

• the Shared Ownership and Affordable Homes Programme (SOAHP) 2016 to 2021 

• earlier grant-funded affordable housing programmes 

Shared Ownership model leases have only been published online since October 2006. A complete archive of older leases is not maintained; however, Homes England holds some historical copies in electronic format. For advice on, or copies of, older model leases, email sharedownership@homesengland.gov.uk .
