Renting out all or part of your home (subletting)

You can normally rent out (sublet) a room in the home, but you must live there at the same time.

You cannot sublet your entire home unless either:

  • you own a 100% share
  • you have your landlord’s permission

Your landlord will usually only give permission to sublet your entire home in exceptional circumstances, for example if:

  • your home is in a property with building safety issues
  • you’re a member of the armed forces and are serving away from the area where you live for a fixed period

If your home is in a property with building safety issues

You can sublet your shared ownership home if there are serious fire or structural safety concerns which mean you cannot live there or sell it.

You should be able to sublet your home at up to the full market rent - your provider may ask you for evidence of the market rent. If you live in London, you may also need to provide evidence of your costs.
