UK House Price Index summary: June 2021

1. Headline statistics for June 2021

The average price of a property in the UK was £265,668

The annual price change for a property in the UK was 13.2%

The monthly price change for a property in the UK was 4.5%

The monthly index figure (January 2015 = 100) for the UK was 139.3

2. Economic statement

UK house prices increased by 13.2% in the year to June 2021, up from 9.8% in May 2021. On a non-seasonally adjusted basis, average house prices in the UK increased by 4.5% between May and June 2021, compared with an increase of 1.4% during the same period a year earlier (May and June 2020).

House price growth was strongest in the North West where prices increased by 18.6% in the year to June 2021. The lowest annual growth was in London, where prices increased by 6.3% in the year to June 2021.

The Royal Institution of Chartered Surveyors’ (RICS) June 2021 UK Residential Market Survey reported another strong month for sales in the market, but that new buyer demand eased after the Stamp Duty holiday moved to its withdrawal.

The Bank of England’s Agents summary of business conditions 2021 Q2 reported ongoing strong demand for housing across most of the UK and a shortage of properties for sale, which pushed up prices.

The UK Property Transactions Statistics showed that in June 2021, on a seasonally adjusted basis, the estimated number of transactions of residential properties with a value of £40,000 or greater was 198,240. This is 219.1% higher than a year ago. Between May and June 2021, UK transactions increased by 74.1% on a seasonally adjusted basis.

The Bank of England’s Money and Credit June 2021 release reported that mortgage approvals for house purchases (an indicator of future lending) in June 2021 was 81,300, which is down slightly from May 2021.

3.1 Annual price change

Average house prices in the UK increased by 13.2% in the year to June 2021, up from 9.8% in May 2021.

At the country level, the largest annual house price growth in the year to June 2021 was recorded in Wales, where house prices increased by 16.7%.

Scotland saw house prices increase by 12.0% in the year to June 2021.

England saw house prices increase by 13.3% in the year to June 2021.

Northern Ireland saw house prices increase by 9.0% over the year to Quarter 2 (April to June) 2021.

Price changes by country and government office region

On a non-seasonally adjusted basis, average house prices in the UK increased by 4.5% between May and June 2021, compared with an increase of 1.4% during the same period a year earlier (May and June 2020). On a seasonally adjusted basis, average house prices in the UK increased by 4.2% between May and June 2021.

4. Sales volumes

The amount of time between the sale of a property and the registration of this information varies. It typically ranges between 2 weeks and 2 months but can be longer. Volume figures for the most recent 2 months are not yet at a reliable level for reporting, so they are not included in the report. Published transactions for recent months will increase as later registered transactions are incorporated into the index.

Sales volume data is also available by property status (new build and existing property) and funding status (cash and mortgage) in our downloadable data tables. The housing market was paused throughout April 2020 because of the stay at home guidance issued at the time, this has led to the large annual percentage increases seen in volume transactions for April 2021.

Comparing the provisional volume estimate for April 2020 with the provisional estimate for April 2021, volume transactions increased by 111.8% in England, 199.4% in Scotland and by 85.2% in Wales. Northern Ireland’s volume transactions increased by 335.0% in the year to Quarter 2 2021.

UK Property Transaction Statistics published by HM Revenue & Customs (which differ in coverage but are more complete for this period) report that on a non-seasonally adjusted basis, volume transactions increased by 203.8% in England, 160.9% in Scotland, 188.1% in Wales and by 522.0% in Northern Ireland in the year to April 2021.

Comparing the provisional volume estimate for April 2020 with the provisional estimate for April 2021, UK volume transactions increased by 124.7% in the year to April 2021.

UK Property Transaction Statistics published by HM Revenue & Customs (which differ in coverage but are more complete for this period) report that on a non-seasonally adjusted basis, UK volume transactions increased by 203.4% in the year to April 2021.

5. Property status for UK

Transactions involving the creation of a new register, such as new builds, are more complex and need more time to process. This means they can take longer to appear in the land registers. The volume of new build transactions for the most recent 2 months are not at a reliable level for reporting the breakdown between new build and existing resold property, so they are not included in the report.

8. Housing transaction distributions

Between January and March 2021, there were 272,766 property sales. The most popular price range for:

  • England was £175,000 to £199,999 – 14,866 properties were purchased
  • Northern Ireland was £125,000 to £149,999 – 1,181 properties were purchased
  • Scotland was £75,000 to £99,999 – 2,685 properties were purchased
  • Wales was £125,000 to £149,999 – 1,402 properties were purchased

The charts below show the distribution of housing transactions for Q1 (January to March) 2021 for countries of the UK. Data is presented in bands of £25,000 up to £1 million, followed by larger bands up to and over £10 million.

In line with the UK HPI revisions policy, the number of transactions will increase as more data are incorporated into the index, which would also impact the distributions presented in this analysis.
